Our company provides complex operation of institutions, industrial and logistics areas, as well as shopping centers and office buildings.

Facility management is a complex task that includes all activities that support the operation of the property and the main activity of the organization. Every organization needs to use other, supporting services in addition to its main activity, as without them it is now unthinkable to achieve their main objectives. With the help and management of these supporting tasks, the efficiency of an organization’s operation and employee satisfaction can be increased. Our goal is to be able to provide comprehensive and quality operational support to our clients, taking into account the organizational strategy.

Summary of our general and technical operating duties:

Ensuring the provision of operator services and taking any necessary measures
Performing fire and occupational safety duties, maintaining fire extinguishers and fire hydrants
Ensuring the continuous, proper operation of the property's building engineering, electrical systems, equipment, and elevators, as well as regular planned and extraordinary maintenance and troubleshooting
Electrical safety inspection: periodic inspection of industrial, public and residential high-voltage equipment
Preservation and ensuring the condition of the building
Cooling and heating system maintenance,
On-site provision of technical caretaker and maintenance personnel

Establishing a long-term preventive maintenance plan (agreed with the owner) and performing the tasks specified therein
Making proposals and contributing to the process during procurement outside the operating contract, supporting decision-making
Participation in the preparation and implementation of any necessary renovations or transformations, handovers, deficiencies, and repair work
Liaising with specialist authorities and assisting in any licensing procedures
Collecting and transporting municipal waste, ensuring adequate storage capacity
Regular (possibly extraordinary) information to owner(s) about operation, disruptions, reports

In addition to general and technical tasks, we also perform the following leasing tasks in complex operation:

Monitoring of all rental contracts and continuous control of the fulfillment of the conditions contained therein
With tenant or owner comments, complaint management
Support for rental activities
Rental unit handover and acceptance procedures
Maintenance of an existing tenant database, which must include the following data:
  ○ data on leased and vacant rental areas
  ○ data on tenants and rental contracts
  ○ energy and utility consumption data on rental properties and &nbsp&nbsp&nbsp&nbsp&nbsptenants
  ○ registration of parking spaces
Preparation, approval and compliance with the operating budget draft during the business year, accounting after the calendar year

Recording, invoicing and collection of operating costs
Undertaking and further invoicing of operating costs (utility providers) as agreed later
Maintenance of utility contracts
Reading utility meters, recording and billing consumption
Enforcement of warranty and guarantee rights, handling of problems related to these
Regular insect and rodent control
Establishing, maintaining and enforcing house rules
Supplementing and maintaining the tenant database with information
